Eaglescliffe sits between Yarm and Stockton-on-Tees on the south bank of the Tees, and we treat it as core territory rather than an add-on trip. Eaglescliffe has a genuine mix of building eras. Around the village centre and Church Road there are Victorian and Edwardian villas and terraces with slated roofs, decorative bargeboards and, in some cases, original lead flashings that are now well past their working life. Moving out towards Yarm Road and Durham Lane, the housing shifts to 1930s bay-fronted semis with concrete tile roofs, timber roofline boards and mortar-bedded verges that were never designed to last a century.

Further out, the newer developments around Allens West and Urlay Nook are 1990s–2010s builds with UPVC fascias and soffits, dry verge systems that are already fitted as standard, and roofs that are generally sound but starting to need gutter clearing, occasional tile replacement after storms, and the first round of sealant and flashing checks as the properties reach their second decade.

On the older village properties, the recurring calls are re-pointing and rebuilding chimney stacks, replacing failed lead flashing around chimneys and bay roofs, and swapping cracked mortar-bedded ridges for mechanically fixed dry ridge systems that will not fall victim to the next hard frost.
