The service explained

Roofline Work in plain English

Everything below is specific to this work on Teesside housing stock, no filler. If you would rather just talk it through, ring Terry on 07919 512218.

What roofline work covers

The roofline is everything around the perimeter of your roof: fascia boards, soffits, bargeboards, gable and verge details, eaves ventilation, guttering, downpipes and the trims that tie them together. It is the part of the roof that controls where several thousand litres of water a year actually goes.

Full roofline work renews that whole edge as one system rather than fixing one component at a time. The old boards and gutters come off, the timber behind is checked and made good, new UPVC board and rainwater goods go on, and the verge and ridge details are brought up to standard at the same time.

Who it is for

Houses where more than one part of the edge has aged out together, which is normal, because it all went on at the same time. If you are already getting quotes for guttering and the fascia is soft, or the bargeboards are flaking while the verge mortar is cracked, doing the lot in one visit is cheaper and neater than three separate jobs.

It suits post-war semis and detacheds across Stockton-on-Tees, Thornaby and Ingleby Barwick, bungalows where the whole roofline is at eye level, and dormer or chalet properties around Yarm and Eaglescliffe where there is a lot of cladding and cheek detail on show.

When it is needed

When water is visibly not going where it should: staining down the brickwork, green algae under a joint, gutters overflowing at the same corner every time it rains, or a downpipe that discharges onto the wall rather than into the drain.

Also when the timber has had enough: flaking paint, soft board, birds nesting in the soffit, or when mortar verges have started shedding and the gable edge looks ragged from the road.

Why professional roofline work matters

Every part of the roofline depends on the next. Gutters need a true fall and sound timber to hold brackets; soffits need to close the eaves without sealing off ventilation; verges need to hold the gable tiles down against wind; and all of it needs to shed water clear of the wall. Piecemeal repairs by different people over the years is how you end up with a roofline that leaks at the joints between their work.

We renew it as a system, keep the loft ventilation working, photograph the timber before we cover it, and clear the site afterwards. £1,000,000 public liability, 10/10 on Checkatrade from 50 reviews, and workmanship guaranteed; terms vary by job and materials.

What happens if it waits

The cost of leaving it another winter

A failed roofline moves water from outside the house to inside it. The damage rarely announces itself at the roof; it shows up as damp in a bedroom corner or a bill for eaves carpentry.

Damp walls and blown plaster

Overflowing gutters soak the same strip of brickwork every rainfall. Saturated masonry drives damp inward, and internal plaster and decoration go with it.

Eaves carpentry bills

Rot in fascia spreads to rafter feet and wall plate. Once the structural timber is gone, the job stops being a board replacement and becomes a repair with a much bigger scope.

Tiles lifting at the gable

Crumbling mortar verges stop holding the edge tiles down. On an exposed gable, that is how tiles end up on the drive after a gale.

Common mistakes we get called out to fix

  • Replacing guttering only, on fascia that will not hold a bracket in two years' time.
  • Having three trades do three parts of the same edge over five years, and paying for access three times.
  • Sealing the soffit line with no eaves ventilation, then dealing with loft condensation the next winter.
  • Re-bedding gable verges in mortar on an exposed elevation instead of moving to a mechanically fixed dry verge system.
  • Leaving the downpipe discharging onto the wall or a paved area instead of into a gully, so the wall stays wet regardless of new gutters.

How the job runs

Our roofline work process, step by step

  1. 01

    Inspection

We walk the full perimeter, check every board, bracket, joint and verge, and look at where each downpipe actually discharges. Loft eaves get checked where there is access.

  2. 02

    Diagnosis and written quote

You get a written breakdown by element, boards, gutters, verges, cladding, so you can see what is essential and what is optional. Free visit, no obligation.

  3. 03

    Strip out

Access set up safely, old gutters and timber removed and bagged. Gardens, drives and paths are protected and cleared as we go.

  4. 04

    Timber repair and preparation

Rafter feet and wall plate inspected, photographed and made good where needed, so new board is fixed to sound timber rather than over a hidden problem.

  5. 05

    Fitting and water testing

New fascia, soffit, cladding and trims fitted with colour-matched fixings; gutters hung to a true fall and flow-tested to the outlet; verge and ridge details finished mechanically where the roof allows.

  6. 06

    Completion and guarantee

Site swept clean, before and after photographs handed over, and workmanship guaranteed with terms to suit the job and materials used.

What you get out of it

The difference it makes to the house

Water goes where it should

A true gutter fall and a proper discharge point stops the same wall getting soaked every time it rains.

One visit, one price

Boards, gutters and verges done together on one access set-up, rather than paying for the same ladders three times.

Wind-resistant edges

Mechanically fixed verge and ridge details hold the vulnerable gable and top edges without relying on mortar.

Maintenance off your list

UPVC boards and gutters wash clean. No sanding, no priming, no repainting weekends.

A visibly better house

The roofline frames the whole elevation. Renewing it is the most noticeable change per pound spent on the outside of a house.

A dry, ventilated loft

Eaves ventilation is kept working, so insulation stays dry and does the job you are paying it to do.

Detail, materials and methods

Roofline Work: the technical detail

The elements of a full roofline

We price roofline by element so you can see exactly what your house needs and what it does not.

  • Fascia boards: carry the gutter, close the roof edge, take the brackets.
  • Soffits: close and ventilate the eaves underside; vented board or discrete vents.
  • Bargeboards, verge trims and dry verge: the gable edge, usually the most weather-beaten part of the property.
  • Guttering, downpipes, hoppers and outlets: sized and fallen to carry the roof's actual catchment.
  • Cladding: gable apex, dormer cheeks, porch sides and any other painted timber.
  • Ridge and hip details: mechanically fixed dry ridge in place of failing mortar.

Getting the rainwater path right

A roofline is only as good as the route water takes off it. We look at catchment area, gutter profile and size, the number and position of outlets, and where the downpipe finally discharges.

Common faults we correct: gutters running the wrong way, undersized half-round on a large catchment, a single outlet serving too long a run, valley discharge overshooting the gutter, and downpipes that end above a paved area instead of a gully.

Materials and colour matching

Rigid UPVC in white, anthracite grey, black, cream and woodgrain finishes, with gutters, downpipes and fixings matched so the whole edge reads as one piece rather than a set of parts.

Square-edge profiles suit modern estates; bullnose and ogee suit traditional and period elevations. Where houses are visually matched along a street, we will tell you what keeps the pair or terrace looking right.

Ventilation, wildlife and pests

The eaves has two competing jobs: let air into the loft, keep birds, wasps and rain out. Vented soffit board, circular vents or over-fascia ventilators handle the air; closing every gap tightly and correctly handles the rest.

If you have had starlings or wasps in the soffit, tell us at the quote stage; it changes how we detail the eaves closure.

Property types we work on

Bungalows: the whole roofline is low and highly visible, so the finish detail matters most. Two-storey semis and detacheds: gable access and correct bracket spacing are the key points. Dormer and chalet properties: more cladding, more cheeks, more junctions. Terraces: shared gutter runs and party-wall detail need care so the neighbour's run still works.

We also carry out roofline work on garages, outbuildings and light commercial premises where the construction is conventional.

Roofline alongside roofing

If your roof covering is also near the end of its life, doing roofline and roofing together makes sense: the access is shared, the gutters are off anyway, and the verge and eaves details get built as one job. Our roofing page sets out what a full re-roof involves, and we are happy to quote both so you can compare doing it in one go against staging it.

Straight answers

Roofline Work questions we get asked

How much does full roofline replacement cost in Teesside?
It comes down to the perimeter length, the number of storeys and gables, how much guttering is included and what condition the timber is in. We measure on site and give you a free written price broken down by element.
Do you charge to come and quote?
No. The visit, inspection and written quote are free and there is no obligation to proceed.
How long does roofline work take?
Most houses are a matter of days rather than weeks. Larger properties with several gables, dormers and long gutter runs take longer, and your written quote gives the expected duration.
Can I have just the front done?
Yes. Plenty of customers do the visible elevation first. We will tell you honestly whether the rear can safely wait, and we will price the elevations separately so you can decide.
How long should new roofline last?
UPVC boards and gutters do not rot or need repainting, so a properly fitted roofline is a long-term job with washing as the only maintenance. We will not quote a single number without seeing your property's exposure.
Is the work guaranteed?
Yes, we guarantee our workmanship, with terms varying depending on the job and the materials used. Ask us for the terms that apply to your job.
Are you insured?
Yes. We hold £1,000,000 public liability insurance and can provide the details before work begins.
Do you handle emergencies, like a gutter that has come down?
Ring us; we are contactable seven days a week from 9am to 5pm and urgent jobs get priority. Our reviews on TrustATrader include exactly that kind of quick-response call-out.
Will you tidy up afterwards?
Yes. All old timber, gutters and debris are removed and the drives and borders swept. Tidy sites and punctuality are the two things our reviews mention most.
Which areas do you cover?
Yarm, Stockton-on-Tees, Middlesbrough, Eaglescliffe, Ingleby Barwick, Thornaby, Darlington, Northallerton and the wider Teesside and North Yorkshire area.
