What this work involves

These three components work as one unit. The fascia board closes the roof edge and carries the gutter brackets; the soffit closes and ventilates the eaves underside; the gutter and downpipes take the water the roof sheds and put it into the drain.

We replace and repair all three: new UPVC fascia and soffit, new guttering and downpipes, hoppers and outlets, plus bargeboards and box ends. One of our Checkatrade customers had exactly this package replaced and described the work as very pleased with, reasonably priced and worth recommending.

Who it is for

Homeowners with overflowing or sagging gutters, staining down the brickwork, flaking painted timber or soft fascia board. Very common on 1950s–1990s houses across Stockton-on-Tees, Thornaby, Ingleby Barwick and Middlesbrough where the original timber and cast or early plastic guttering has aged out together.

Also landlords wanting the outside maintenance-free, and anyone who has found that new gutters alone did not solve the problem because the board behind them had gone.

When it is needed

When gutters overflow in the same place every time it rains, when there is a green algae streak or a damp band on the wall below a joint, when a downpipe discharges onto a wall or paving instead of a gully, when a bracket has pulled out, or when a screwdriver sinks into the fascia.

Also when the paintwork has failed. Painted timber that is blistering is holding water, and the timber underneath is usually already going.

Why it matters more than it looks

A roof can shed thousands of litres a year. Guttering is what decides whether that water leaves the property or soaks the same square metre of wall for years. Saturated masonry drives damp inward, and it takes very little overflow to ruin plaster on the other side of the wall.

It is also the job where shortcuts are hardest to see. Fixing gutter brackets to rotten fascia, cladding over wet timber, or hanging a gutter without a proper fall all look fine on the day and fail within a couple of years. We take the old board off, check and repair the timber behind it, keep eaves ventilation working, and flow-test the finished run.

What happens if it waits

The cost of leaving it another winter

Guttering failure is the most common cause of "mystery" damp we get called to. The water is going somewhere, and if it is not going down the drain, it is going into the wall.

Penetrating damp in the walls

The same overflow point soaks the same brickwork every rainfall. Once masonry is saturated, damp shows inside and decoration and plaster go with it.

Rot at the eaves

Water running behind a gutter attacks fascia, rafter feet and the wall plate. That converts a board replacement into structural carpentry.

Foundations and paving

A downpipe discharging at the wall base keeps ground next to the house permanently wet, staining paving, feeding moss and undermining pointing at low level.

Common mistakes we get called out to fix

  • Replacing gutters onto rotten fascia: the brackets have nothing to hold, so the new gutter sags within a year or two.
  • Cladding over soft timber instead of removing it, hiding decay that carries on out of sight.
  • Hanging gutter without a proper fall to the outlet, so water sits in the run and overflows at the low point.
  • Fitting undersized half-round guttering on a large roof catchment, then blaming the weather when it cannot cope.
  • Blocking the eaves ventilation with solid soffit, which causes loft condensation people then mistake for a roof leak.

Gutter profiles and sizing

Guttering has to match the roof's catchment, not just the neighbour's. A large or steep roof concentrating water into a short run needs more capacity than a small bungalow roof.

  • Half-round: the standard on most post-war housing, cost-effective on modest catchments.
  • Square and ogee profiles: higher capacity and a more traditional or contemporary line depending on the property.
  • Deep-flow gutters: where the catchment is large or a valley discharges into the run.
  • Downpipes, hoppers, offset bends and shoes, matched in colour to the gutter.
  • Colours: white, black, anthracite grey, brown and cream.

Falls, outlets and discharge

A gutter is a shallow channel: it only works with a consistent fall to a correctly positioned outlet. We set brackets at the correct spacing and fall, position outlets to suit the run length, and make sure each downpipe actually discharges into a gully or drain rather than onto masonry or paving.

Where a valley or a large roof dumps water into a single point, we design the outlet arrangement around that instead of hoping the standard layout copes.

Fascia and soffit specifics

Fascia takes the load of a full gutter, which is heavy when it rains, so it has to be rigid board on sound timber, correctly fixed. Soffit has to close the eaves against birds and wasps while keeping air flowing into the loft.

We use rigid UPVC in square-edge, bullnose or ogee profiles to suit the property, vented soffit board or discrete circular vents for airflow, and stainless or colour-matched polytop fixings that will not rust-streak a new white board.

Repairs versus full replacement

Not everything needs replacing. A single failed joint, a dropped bracket, one blocked outlet or a cracked downpipe is a repair, and we will quote it as one.

Full replacement makes sense when the board is soft, when several joints are leaking, when the profile is obsolete and parts no longer match, or when you are already having other work done at that level. We will tell you which situation you are in.

  • Gutter clearing, re-sealing joints and re-hanging existing runs to a correct fall.
  • Replacing individual brackets, unions, outlets and downpipe sections.
  • Full renewal of gutters, fascia, soffit and bargeboards as a single job.
  • Adding or correcting downpipe discharge into a gully.

Property types

Bungalows: everything is visible and reachable, so the finish detail matters most. Two-storey semis and detacheds: bracket spacing and gable access are the key points. Dormer and chalet properties: more junctions, cheeks and returns. Terraces: shared gutter runs need care at the party wall so the neighbouring run still drains.
