What roof repair covers
Roof repair is targeted work on a covering that still has life in it: replacing slipped, cracked or missing tiles and slates, re-bedding or mechanically fixing ridge and verge tiles, re-dressing failed lead flashings, repairing valleys, patching and re-laying failed flat roof sections, and putting right bay and porch roofs.
The important part is not the patch: it is the diagnosis. Water rarely enters where it appears inside. We trace the actual path before touching anything, so the repair addresses the cause and not the drip.
Who it is for
Anyone with an active leak, a stain that appeared after a storm, tiles on the lawn, or a survey listing localised defects. Also homeowners whose roof is broadly sound but has one weak detail, a chimney flashing, a valley, a bay roof, that keeps causing trouble.

When it is needed
Immediately, if water is coming in. Sooner rather than later for: a slipped or missing tile, mortar dropping out of the ridge, damp staining in the loft or on a ceiling, a flat roof that ponds or has blistered, moss-blocked valleys, or a flashing that has visibly lifted.
After every serious gale is worth a look from the ground too: a single displaced tile in October becomes a wet bedroom ceiling in January.
Why the diagnosis is the job
Water travels. It can run along a batten, down a rafter and across a ceiling joist before it drops, so the wet patch can be metres from the entry point. Repairs that get made at the wet patch, sealant on a random tile, a bucket of mastic on a flashing, are why people end up paying three times for one leak.
We inspect the roof and, where access allows, the loft, work out the water path, then quote for the repair that closes it. What happens if it waits
The cost of leaving it another winter
A small leak is only cheap while it is small. Every week it runs, it wets more timber, more insulation and more plaster, and the repair scope grows with it.
Timber rot and structural work
Continuous damp on rafters, battens and ceiling joists turns a tile repair into carpentry. The cost difference between the two is substantial.
Ceilings, decoration and insulation
Stained ceilings, blown plaster and sodden loft insulation are all consequential costs of leaving the water running, and none of them are roof work.
One tile becomes many
A gap in the covering gives wind a purchase on the surrounding tiles. Storm damage spreads outward from wherever the roof is already open.
Common mistakes we get called out to fix
- Repairing at the wet patch instead of at the entry point, then repeating the exercise after the next downpour.
- Using sealant or mastic where dressed lead is the correct material; it always cracks and re-opens.
- Spraying or coating an old flat roof to "seal" it rather than cutting out and replacing the failed section.
- Letting an unvetted door-knocker up on the roof after a storm to "fix" tiles they may have loosened.
- Paying for a fourth and fifth repair on a covering that has run out of life, where a re-roof would have cost less overall.

Roof Repair: the technical detail
Pitched roof repairs
On tiled and slated roofs the same handful of details cause most of the leaks we attend.
- Slipped, cracked and missing tiles or slates, replaced and correctly fixed, not just laid back in place.
- Nail fatigue on older slate roofs: individual slates re-secured, with an honest view on how much life is left overall.
- Ridge and verge mortar failure: re-bedded, or converted to mechanically fixed dry ridge and dry verge.
- Valleys: cleared, re-lined or re-leaded where the lining has split or the trough has rusted through.
- Torn or absent underlay at the eaves, which lets water past the tiles onto the fascia and wall plate.
Flat roof repairs
Extensions, garages, dormers, bay and porch roofs across Teesside are usually felt or rubber. Failures show up as blistering, splits at joints and upstands, ponding where the fall has flattened, and perished detail around outlets.
Small localised failures can be cut out and re-laid. Where a covering has generally perished, patching is money spent twice and a new flat roof section is the better answer: one of our TrustATrader customers had a full new flat rubber roof for exactly that reason.

Storm damage and emergencies
After a serious gale the common calls are displaced ridge tiles, verge tiles lifted at the gable, sections of felt peeled back on a flat roof, and gutters or downpipes torn off.

Flashings, abutments and lead
Where a roof meets something else, a chimney, a wall, a dormer, a neighbouring extension, is where most persistent leaks live. Cement fillets and mastic patches at these junctions are a temporary measure that has usually already failed by the time we are called.

Repair or replace: how we advise
We look at three things: how much life the covering has left, how many separate defects there are, and how much it costs to access the roof each time. One or two defects on a sound covering is a repair, every time.
