What moss removal involves
Moss removal means clearing the moss, lichen and organic debris off the roof covering, out of the valleys and out of the gutters, then flushing the rainwater system so it drains freely again. It is careful, methodical work by hand and by scraper, not blasting a tiled roof with a pressure washer.
While we are up there we check the covering, ridge, verges, flashings and valleys, because moss growth usually hides the exact places where a roof is starting to fail.
Who it is for
Anyone with a visibly green roof, very common on north-facing slopes, shaded plots and older concrete tiles across Stockton-on-Tees, Middlesbrough, Thornaby and the Yarm area, especially where there are mature trees nearby.
It is also for people who think they have a gutter problem. A large share of overflowing gutters we attend are not faulty at all; they are simply full of moss that has washed down off the tiles.
When it is needed
When you can see thick moss on the tiles or growing along the ridge, moss clumps sitting in the gutter, plants germinating in the gutter run, water overshooting a valley, or dark staining down the wall from a blocked outlet.
Autumn and late winter are the obvious times, before and after the leaf fall and freeze-thaw seasons that do the most damage.
Why professional clearance matters
Moss holds water against the tile. On a concrete or clay tile, water that sits and then freezes expands, and that freeze-thaw cycle takes the face off the tile over a few winters. Moss also blocks the drainage path, the exact route the roof depends on to get rid of water.
The wrong method makes it worse. High-pressure washing strips the protective surface off concrete tiles, forces water up under the laps and can dislodge tiles and bedding entirely, which is how a cleaning job turns into a leak. We clear by hand, keep the water paths intact, work safely with £1,000,000 public liability insurance, and photograph the roof before and after so you can see the result.
What happens if it waits
The cost of leaving it another winter
Moss is not just cosmetic. It holds water on the tiles, dams the drainage and hands the frost something to work with, and all three of those cost money to put right.
Frost damage to tiles
Water held in moss freezes and expands, flaking the face off concrete and clay tiles. Enough of that and the covering has to be replaced, not cleaned.
Blocked gutters and valleys
Moss washes down and dams the run. Water then overflows onto walls or backs up under the tiles at a valley, a very common source of "unexplained" damp.
Hidden defects going unnoticed
A thick moss layer conceals slipped tiles, cracked mortar and split flashings, so problems progress unseen until water is coming in.
Common mistakes we get called out to fix
- Pressure washing a tiled roof: it strips the tile surface, drives water under the laps and can dislodge tiles and mortar.
- Clearing the roof but not flushing the gutters and downpipes, so all the loosened moss simply blocks the drainage instead.
- Walking a roof without proper access, cracking tiles underfoot and creating the leak the clean was supposed to prevent.
- Treating moss as purely cosmetic and ignoring the slipped tiles and cracked mortar it was hiding.
- Letting a door-knocking cleaner do it cash-in-hand with no insurance, then discovering the damage after they have gone.

Why Teesside roofs go green
Moss needs moisture, shade and a rough surface to root on. A damp maritime climate, north-facing slopes and mature trees supply the first two, and weathered concrete tiles supply the third, which is why moss is heaviest on older concrete-tiled roofs on shaded plots.
It is worst at the bottom third of a slope, in valleys and along ridge lines, because that is where water lingers and where debris collects.
What we clear
We clear the whole drainage path, not just the visible tiles, because leaving any part of it blocked defeats the exercise.
- Moss and lichen from tile and slate surfaces.
- Ridge and verge lines where growth lifts and loosens the bedding.
- Valleys, which dam first and cause the most damage when they do.
- Gutters, outlets, hoppers and downpipes: cleared and then flushed with water.
- Leaf and debris build-up behind chimneys and at abutments.
Method: hand clearance, not pressure washing
On tiled and slated roofs we clear by hand and with scrapers, working with the lap of the covering rather than against it. That protects the tile surface, keeps water out from under the laps and avoids disturbing ridge and verge bedding.
High-pressure washing is quicker and does look dramatic, but on a concrete-tiled roof it removes the weathered protective surface, accelerates future moss growth, and frequently forces water into the roof space. We do not do it on tiled roofs, and we will explain why if you have been offered it elsewhere.
Treatments and prevention
Once cleared, the practical prevention measures are: keeping gutters and valleys clear, cutting back overhanging branches, and dealing with the details where moss takes hold fastest.

What we do about what we find
Clearing a roof exposes its real condition. It is normal for us to finish a moss clearance and report a couple of slipped tiles, a hairline in the flaunching or a lifted flashing.

- Will clearing the moss stop my gutters overflowing?
