Yarm sits on a loop of the River Tees, and that geography shapes the work we do here. The historic core around the High Street and Yarm Viaduct has cobbled lanes and tightly packed Georgian and Victorian buildings, many of them listed or in a conservation area, where roofing has to respect the original look while still performing properly against the weather rolling up the valley. Move out towards Worsall, Kirklevington, Long Newton and the newer development around Yarm Back Lane and the property changes completely, into detached and executive homes with larger, more complex roofscapes.

We work across all of it, treating a slate roof above a High Street shopfront with the same care as a hip-and-valley roof on a modern estate off Levendale. Yarm's popularity as one of Teesside's most sought-after places to live means roofs here are also under more scrutiny at survey and resale stage than in many neighbouring towns, so documented, photographed work matters more than most.

Yarm sits just off the A19 and A67, a short run from our base in Middlesbrough and close to Eaglescliffe, Ingleby Barwick and Stockton-on-Tees, so getting a van and ladders to a job here on the day we say is straightforward rather than a logistical stretch. We are in and out of TS15 regularly, including reviewed jobs from customers in that postcode, so we know the parking restrictions around the High Street and the narrower lanes off it before we arrive, not after.

For homes further out towards Worsall or Kirklevington the same applies: we plan access and any scaffolding requirements at the quote stage, so there is no surprise on the day about how the street or driveway will be used.

The High Street and conservation area contain Georgian and Victorian terraces and townhouses with steep slated roofs, decorative ridge detailing and, in many cases, older lead flashings around dormers and chimneys that have not been touched in decades. These roofs often still have the original timber roofline boards, which by now have usually swollen, rotted at the joints or been painted over so many times that the paint is the only thing holding them together.

Away from the centre, Yarm has a strong stock of 1970s–1990s detached and semi-detached houses, plus newer executive developments with dormer windows, valleys and multiple roof pitches that create more junctions for water to find. These newer roofs are generally sound structurally but often show the first signs of ridge mortar cracking and slipped tiles at 20–35 years old, exactly the age many of them have now reached.

On the older High Street and conservation area properties, that means careful chimney repairs and re-pointing, lead flashing renewal around dormers and party walls, and slate repairs that match the existing covering rather than patch it with the wrong material. Planning sensitivity in a conservation area is something we factor into the quote conversation, not an afterthought.

On the estate housing around Yarm we are more often replacing cracked mortar ridges with mechanically fixed dry ridge and dry verge systems, renewing roofline boards and guttering that has become brittle and discoloured, and dealing with moss build-up on north-facing pitches shaded by mature trees, which is common on the older, tree-lined streets near the river.
